Howard Morton was our realtor when we listed our Etobicoke condo in January 2021. While house sales were hot, condo sales were very slow at the time. The impact of a city exodus, pandemic lockdown, and winter made it a challenge to sell a condo.

Howard is very knowledgeable and experienced. He suggested a pricing and marketing strategy to maximize our chances of a good sale and helped us get the place ready for photos and showings.

The use of 360 video on the listing was a brilliant idea given the challenges of having showings during the pandemic. It gave prospective buyers a chance to have a very close look at the unit before arranging a visit.

Howard reached out to his many contacts, followed up on every lead and every showing, posted and advertised on his web site and on social media. He helped us through a couple of odd situations (first-time buyers who got cold feet, another buyer who couldn’t meet his conditions). Howard also kept us informed of prospects and plans every step of the way. In short, he worked incredibly hard to sell our condo.

We would not have sold so quickly and at a good price without his efforts, experience, and advice.

Selected by my friend, Elizabeth to sell her condo based on his excellent reputation in her building.  Before the condo was listed, Elizabeth vacated the premises and I worked directly with Howard throughout the sales process up to and including the closing of the deal. 

Howard was able to develop the project plan and communicate it very clearly.  I knew exactly what he would do and what I was expected to do and by when.   Howard sourced the packing materials, light fixtures and light bulbs and supplied most of the accessories for staging.  Howard came to help me and my “team” as we prepared the condo for showing.  He filled his vehicle several  times with articles to take to different charities . Once the condo was cleared, cleaned and staged, Howard prepared an excellent hardcopy presentation for prospective buyers. 

Howard discussed the pricing with me and within a short time received multiple offers.  The offer included clauses to protect the seller’s interest.  He was able to walk me through the online signing process and worked effectively with the lawyer whom I appointed to register the offer.  Between acceptance of the offer and closing, Howard helped my team to clear the remaining items out of the condo. 

Needless to say, with Howard at the helm, the sale closed without a hitch.  The level of service which Howard provided greatly exceeded my expectations.  I would not hesitate to recommend him to anyone who is looking to buy and/or sell real estate.
