Stunning Escarpment Views, Village Streets and Country Roads

Living in Pelham means quiet neighbourhoods, village streets and country drives that remind you you're at the top of Niagara. Fonthill is Pelham's main community, which is located on the Fonthill Kame, the highest point in the Niagara Region. From Highway 20 and Effingham Road you can see Port Colborne. From the top of Fonthill you can see the skyline of Niagara Falls on a clear day

Three Lifestyles

Fonthill

Fonthill is the centre for Pelham's daily activities. Cafés, shops and services are close together, with everything else just a short drive away. Streets gently slope and you notice trees, views and hills instead of endless level blocks.  For many 50‑plus buyers, this is the part of Pelham that feels most practical and comfortable, without the pace of a big city. The Meridian Community Centre is a hub for skating, sports, a walking track and events, so there is always something going on in every season.

Local shops in Fenwick and Ridgeville, small villages in Pelham Ontario

Ridgeville and Fenwick

Fenwick and Ridgeville are small villages inside Pelham. Streets are quieter and homes sit closer to farmland. Local businesses make these villages complete. Coffee, bakeries, country produce and local shopping are all just around the corner or minutes away.

Farms, Orchards and Country Estates

Just beyond the village areas, Pelham quickly opens into countryside. Rural Pelham and North Pelham are defined by farms, orchards, and large country estates, while long winding roads create a sense of privacy and open space.

Local community events in Fenwick and Ridgeville, Pelham Ontario

Community Events

Pelham doesn’t just sit quietly on the escarpment:

  • Pelham Summerfest turns Fonthill’s streets into a multi-day pedestrian festival with live music, food and vendors.
  • Pelham Summer Chill runs every Thursday from June 11 to September 10, with a Supper Market, Farmers' Market and live bandshell concerts.
  • The Fenwick Market brings together local makers, small businesses, handmade and vintage goods, amazing food and live music.
  • Events like the Get Lost Fall Market at Sons & Daughters Winery and other music nights give you reasons to be out in town.

These kinds of events help Pelham feel like a place you participate in, not just a place you sleep.

Housing options in Pelham, from newer builds to older established homes

Housing Options

Pelham’s housing mix works well for 50‑plus buyers:

  • In and around Fonthill you’ll find brick and stone bungalows, townhomes and detached homes on well‑kept streets.
  • Older established areas offer detached homes with porches, mature trees and deeper lots.
  • Rural and North Pelham add farms, orchards and country estates for people who want land, privacy and space.

Current House Prices

If you are selling in the GTA and moving to Pelham, your equity simply buys more house here than it did at the peak. You may be able to consider homes, neighbourhoods, or features that were out of reach a few years ago.

A Note About the Recent Flooding in Niagara Region

The recent record rainfall in Niagara Region was the kind that could have caused flooding in any town or city across Southern Ontario. That is why the right questions need to be asked when buying a home. Has the property ever had flooding or a sewage backup? Is the lot high or low? How is the drainage? This is really about risk management and mitigation. Nothing is foolproof and even backwater valves can fail, but asking the right questions helps you make a more informed decision.
