Welland has changed a lot over the last 30 years. Today, it is one of Niagara’s hidden gems: a great place to live with all of Niagara at your doorstep, without tourists in your living room. Its central location makes it easy to enjoy everything the region has to offer while coming home to a community of your own.
Many people still remember Welland as an industrial town. Today it is a more family-friendly city with newer neighbourhoods, established streets, shopping, services, recreation and the Welland Recreational Canal running through the middle of the city.
Welland sits between Lake Ontario and Lake Erie. Highway 406 provides an easy route toward St. Catharines. Niagara Falls is also a short drive away. For many GTA buyers, it can be easier to get around than spending hours dealing with Toronto traffic.
The Welland Recreational Canal
The Welland Recreational Canal is a major part of life in the city. It reminds me of the Rideau Canal in Ottawa. It's a place to walk, jog, cycle, paddle or simply get outside.
The Welland International Flatwater Centre adds another dimension, combining international water-sport facilities with a range of outdoor activities on the water and throughout the surrounding parkland.
Merritt Island is one of the best places to enjoy the canal. The park sits between the Welland River and the Welland Recreational Canal, with trails for walking, jogging and cycling.

Welland has the services most people need for day to day living.

- Welland Hospital and nearby Niagara Health sites
- Parks and trails
- The library and community programs
Welland Hospital remains an important part of Niagara healthcare. It has approval for renovation work and longer term redevelopment planning. St. Catharines and Niagara Falls hospital sites are also a short drive away. Niagara Health emergency departments in Welland, St. Catharines and Niagara Falls are open around the clock.
Three Areas to Consider
Coyle Creek: Where Urban Meets Rural
Coyle Creek borders Pelham farmland and golf courses. It offers a newer-home setting near the edge of the city, closer to Welland’s core than Hunters Pointe. The community includes detached homes, freehold townhomes and bungalow options. Parks, trails, shopping and everyday services are nearby.
Bungalows typically start in the high $800,000s, with many selling into the $900,000s. Townhomes start in the high $400,000s, with many selling around $549,900, from bungalow-style townhomes to larger executive-style options.
Hunters Pointe
Hunters Pointe sits between Highway 406 and the Welland Canal. Some homes back directly onto the canal, where residents can relax on their patios and watch ships move along the waterway.
Homes include detached bungalows and bungalow townhomes. Townhomes start in the high $600,000s, with most selling in the $700,000s to $800,000s. Bungalows start in the low $700,000s, with most selling in the $800,000s to $900,000s.
A monthly fee covers lawn care, snow removal, monitored security and access to the private community centre. Amenities include an indoor saltwater pool, fitness centre, sauna, hot tub, tennis courts, pickleball courts, a library and social rooms.
It is a good fit for buyers who want an active, low-maintenance lifestyle without giving up the independence of owning a home.
Chippawa Park
Chippawa Park has something for everyone. Located in Welland's Prince Charles community, it's one of Welland's most established neighbourhoods. Beautiful tree-lined streets, larger detached homes and more modest bungalows give it a character that may remind Toronto buyers of the Kingsway.
The homes closest to the park are tree-lined and walkable, with green space practically in everyone’s backyard. Stately homes sit among more modest ones, giving the area a mix you won't find in a newer subdivision.
Homes here start in the high $300,000s to low $400,000s, with most sales in the $500,000s to $600,000s. Homes closer to the park tend to be larger and more established, often reaching into the $800,000s and above.
A different choice than Coyle Creek or Hunters Pointe, better suited to buyers who want character and an established feel over new construction.
Housing Options in Welland
Welland has more housing choice than many buyers expect.
You can find:

- Larger older homes in neighbourhoods such as Chippawa Park
- Newer detached homes in Coyle Creek
- Bungalow townhouse options
- Active adult housing at Hunters Pointe
- New construction in several parts of the city
- A limited selection of condominium apartments
Condominium options are more limited than detached homes and townhomes, but they can suit buyers looking for less upkeep and elevator access.
Current House Prices
If you are selling in the GTA and considering Welland, your equity may go further than it would in some other Niagara communities. Current benchmark prices give a broad starting point. The actual choice depends on the neighbourhood, type of home, condition and location.
